Sagging Floor Repair
When you have moisture problems in your crawl space, there are a number of side effects that can occur. One of these is the growth of mold or mildew. The other is sagging floors above the crawl space as a result of moisture levels rising and the floor joists absorbing that moisture. Over time, floor joists will retain excess moisture and can eventaully start drooping or bowing, which will cause the flooring that is attached to them to sag. You may notice a difference in floor heights in the first floor or even an obvious slope that has formed in certain spaces. It is important to have an expert investigate any uneven flooring issues you may have as they may be due to a foundation settlement issue.
While some people may think the only way to repair these sagging floors is to replace the floor joists, we know there is a better way. The first step is to eliminate the humidity problem with the installation of a crawl space encapsulation system as well as a dehumidifier. It may take a few days or weeks for the encapsulation system to fully control the humidity issues. Once the humidity problem is under control, we can install a series of crawl space supports.
Crawl Space Supports
Crawl space supports are an ideal repair because they do not require the removal and replacement of floor joists and they can be installed quickly to provide an immediate repair. The supports are a jack type product that is installed in the crawl space on a new footer. After we have decided how many supports and where they need to be installed, we will lay them all out and prepare to lift the joists. The supports are all raised sequentially to ensure the floor is raised evenly and to the correct height to level the floors. Once the supports are installed, you will notice the floors are no longer sagging, sinking, or sloping where they used to.
